Sioux Falls Housing Market: Fall 2026 Snapshot

Numbers don’t tell the whole story, but they help. Here’s a quick snapshot of the Sioux Falls market using the most recent public figures I could find, with sources so you can check them yourself.
The numbers
According to an October 2026 mid-year market recap that draws on Redfin and Realtor Association of the Sioux Empire (RASE) data:
- Median sale price: averaged about $339,000 from January to June 2026 (Redfin), up roughly 4% from the same stretch last year. RASE put May 2026’s median at about $356,800, up around 5%.
- Active listings: averaged around 1,400 homes in the first half of 2026, down about 11% year over year.
- Months of supply: roughly 3.5 months. A balanced market is often described as five to six months.
- New listings: RASE counted 647 in May 2026, compared with 703 a year earlier.
Redfin and RASE measure things differently, so their dollar figures don’t match exactly. Treat them as directional, not exact.
What it may mean for buyers
Fewer homes for sale and steadily rising prices mean good homes can still move quickly. The best preparation is a pre-approval, a clear list of priorities, and an agent who can show you homes right away, including some that aren’t publicly listed. See my first-time buyer guide and my post on off-market homes.
What it may mean for sellers
Tighter inventory can work in a seller’s favor, but pricing still decides how a home performs. Homes that are priced in line with what buyers can actually afford attract the most showings and the strongest offers. The key takeaway
Citywide averages hide a lot. A condo near downtown, a newer build on the south side, and an older home near McKennan Park can each behave very differently. If you want the numbers for your specific neighborhood, price range, or home style, send me a message.
